Job Opening: Regional Maintenance and Portfolio Manager

Schedule: Full-Time

Triumph Properties Group is seeking a Regional Maintenance and Portfolio Manager who will report to and work closely with the Vice President of Operations. This unique position requires both extensive maintenance and construction experience, as well as direct property management experience.  Extensive travel throughout Southern California and intermittent travel out of state with overnight stays is required. This is a career position that requires a dedicated, focused, organized, patient, articulate, goal minded person and is not an 8 to 5 job.

1. Become thoroughly knowledgeable of every aspect of the day-to-day operations of our portfolio.
2. Provide leadership and guidance for the community teams by setting a service excellence standard and inspiring the Service Teams to achieve it.
3. Planning, negotiating, and implementation, tracking, and over site of multiple major capital project simultaneously.
4. Conduct property inspections, seek out items needing corrective actions, determine the proper corrective plan, delegate to the appropriate individuals or vendors, follow up to ensure completed to our company standards and expectations.
5. Interview, hire, train and hold employees accountable to their positions and the company standards.
6. Conduct annual lender inspections and complete required forms and oversite of completion of found deficiencies.
7. Review recurring and one-off contracts to ensure proper scope, compensation, and implementation and completion.
8. Seek out and develop relationships with new venders.
9. Implement, monitor, and maintain employee training software – hold staff accountable for monthly completions.
10. Oversee staff performance reviews and work closely with our VP of HR
11. Ensure that safety and security policies, as well as legal and lending requirements are implemented and adhered to in all areas of management.
12. Promote and uphold company values, employee promises, policies, and initiatives.
13. Establish a learning culture and maintain a strong connection with the service team.
14. Hold yourself to the highest standards and acting as a role model.
15. As necessary, Float to properties and fill in as on-site management until new employees are hired. 24 hour/7 days a week on call.

1. Minimum of 5 years’ experience in facility management in a portfolio environment. On-site experience a must
2. 5 years’ experience with project management, preferably large-scale capital expenditure projects.

7. Optimizes work processes – knowing the most effective and efficient processes to get things done, with a focus on continuous improvement.
8. Must be a strong communicator both written and verbal
9. Yardi and Microsoft Excel experience required, CPM or candidate preferred

Compensation: $130,000 plus benefits
