Job Opening: Residential Property Manager
Location: In office (Studio City) and in field (SFV, LA)
Schedule: Full-Time M-F

Responsibilities:
1. Responsible for implementation of all residential property management processes, with an emphasis on cultivating and enhancing the tenant relationship and experience, community cultivation, property and asset health, and providing peace of mind for all our “customer” relationships by way of focused customer service.
2. Playing a proactive role in experimentation and improvement, as guided by the Director of Operations.
3. Leasing and marketing, new tenant cultivation and screening, lease administration, lease extensions, amendments, and rent increases, and coordinating tenant move-ins and move-outs.
4. Coordination and quality assurance of all maintenance and repairs, coordination and/or performance of routine, periodic, and government property and unit inspections, performance of some minor maintenance and repair, and determinations for and coordination of vacancy turnovers
5. Implementation of property and tenant accounts payable and receivable policy and procedure, rent collections and eviction coordination.
6. Reporting and budget review, meeting with clients and enhancing the clients experience
7. Coordination and management of tenant and capital improvement projects, tenant buyouts, and other added revenue streams.
8. Property, unit, and tenant database setup and maintenance

Requirements:
1. 2+ years property management experience
2. Committed to the cause and the teammate, tenant, and client relationships.
3. Humble but assertive.  Will voice an opinion confidently b/c of a commitment to a greater purpose.
4.  Highly motivated and enthusiastic to put in effort.
5. Never satisfied with the status quo. Enjoys experimenting, always comparing to see what works better. Loves to learn more to apply it.
6. Organized.
7.  Have a leaning towards action and not over planning or thinking.
8. Car w/ insurance

Compensation: $75,000 year plus leasing commissions and PTO
